Dak Hatfield

dak hatfieldDak Hatfield, CCIM, PMP serves as President of Hatfield Properties founded in 2005.

Hatfield Properties is a commercial real estate brokerage, development and investment company with projects and investments in Arlington, Fort Worth, and Round Rock, Texas; Oklahoma City and Ardmore, Oklahoma; Atlanta, Georgia; and Breckenridge, Colorado. The current projects focus on adaptive re-use of existing buildings, historical and new market tax credits as well as new commercial development opportunities.

EXPERIENCE

Dak previously was Manager of Development and Investment for Innovative Developers, a commercial real estate company with 40 years of experience developing properties primarily in the Dallas/Fort Worth area. He worked within a small team for the purpose of initiating healthcare, office, retail, mixed-use commercial development and adaptive re-use projects. He ran the property management division with over 500,000 SF of office and land. Other responsibilities included:

  • Feasibility Analysis: identifying needs of client/tenant, site selection, site investigation, determining governmental requirements, entitlement, lease versus own analysis, brokerage services
  • Financial Analysis: project cash flows, returns on equity, determining ownership options, project financing, project equity, financial investment modeling including internal rates of return
  • Development Management: project scheduling, overseeing preliminary and final building design, overseeing construction and engineering, and providing leasing and property management services
  • Relocation of Texas Refinery Corporation to make way for the $909 million Trinity River Redevelopment
  • Clientele included: Texas Health Resources, Cook Children’s Hospital, Republic Title of Texas, Texas Refinery Corporation, HealthPoint, and several physician-owned practices.

Prior to joining Innovative Developers, Inc., Dak was President and Founder of a renovation and project management company. The primary focus was directed toward U. S. military housing and hospitality environments, where the company served as the general contractor and project manager.

Mr. Hatfield also implemented policies and procedures, financial strategies, and project management, for an international organization specializing in whole room renovations and furnishings. He utilized his expertise learned in the industry to hire, train, develop and manage over 20 global sales representatives. Dak provided service to projects and clients in locations throughout Asia and the United States.

Before starting his own company, Dak was a developer with Centex Corporation, headquartered in Dallas, Texas. His division was responsible for developing multi-family communities throughout the nation. The experience allowed him to encounter many different facets of the building process such as architecture, finance, construction and leasing. He has also partnered in companies with development projects in Colorado and Oklahoma.

EDUCATION

Dak received a degree from Texas Christian University with a BBA in Finance with a Real Estate emphasis. He is a Certified Commercial Investment Member (CCIM), holds a Texas Real Estate broker license, and is a Project Management Professional certified by the Project Management Institute (PMP).
